The Discovery Most Homeowners Dread
Finding mold in a home triggers a cascade of concern that’s sometimes proportionate to the actual problem and sometimes significantly overblown. Mold is ubiquitous in the environment — mold spores are present in essentially all residential air at low concentrations — and the presence of mold growth in a home represents a moisture problem more than a mold problem. The mold is a symptom; the moisture source is the problem.
The response to mold discovery that’s appropriate — whether simple cleaning, moderate remediation, or professional intervention — depends on the extent of the growth, the material it’s growing on, and whether the underlying moisture source has been identified and addressed.
Small Mold Issues: What DIY Can Handle
The EPA guidance on mold remediation is specific: mold growth covering less than 10 square feet can generally be addressed by the homeowner using appropriate safety precautions. Surface mold on non-porous materials (tile grout, tub surrounds, bathroom fixtures, glass) is the simplest category: clean with a dilute bleach solution (1 cup bleach per gallon of water), scrub, rinse, and address the moisture condition that allowed it to grow.
The safety precautions that matter: N95 or better respiratory protection (standard dust masks don’t filter mold spores adequately), eye protection, and gloves. Contain the work area by closing HVAC vents to prevent spore distribution through the duct system. Work in a ventilated space (a fan exhausting to the exterior) to prevent spore concentration in the work area.
When the Material Is Porous: The Different Problem
Mold that has grown into porous materials — drywall, wood framing, carpet, insulation, ceiling tiles — is not surface mold. Cleaning the visible surface doesn’t address the growth within the material. The EPA guidance for this category: porous materials with significant mold growth should be removed and replaced rather than cleaned.
Drywall with mold growth more than 1–2 inches from the surface is a removal situation. The mold has colonized the paper facing and potentially the gypsum core — surface treatment won’t reach it, and leaving it behind creates an ongoing indoor air quality concern. Cut out the affected section (with at least 12 inches of clearance beyond the visible mold to ensure getting all growth), treat the exposed framing with an antimicrobial solution, and replace with new drywall.
When to Call Professional Remediation
Professional mold remediation is warranted when: the affected area exceeds 10 square feet (the EPA threshold above which professional remediation is recommended), the mold is behind walls, under flooring, in HVAC systems, or in other inaccessible locations, there has been significant water intrusion (flooding, sustained roof leak, sewer backup) that has affected structural materials, or household members are experiencing health symptoms (respiratory issues, allergies, recurring headaches) that may be attributable to mold exposure.
Professional remediators have industrial-grade containment and air filtration equipment, the training to assess hidden mold extent beyond what’s visible, and the methodology to document the remediation for insurance purposes. For large or hidden mold situations, the professional route produces a more complete and documented remediation than DIY approaches can achieve.
After Remediation: Addressing the Moisture Source
Mold remediation that doesn’t address the moisture source that allowed the mold to grow is temporary. The same conditions that produced the first mold colony will produce another one — typically within weeks to months. Every mold remediation must be paired with moisture source identification and correction.
The moisture source investigation starts at the most visible indication of moisture and works backward: water stains on drywall or ceiling trace back to the leak path above; mold at a wall base traces to ground moisture intrusion or a plumbing leak; mold in a closet exterior wall traces to air sealing and insulation problems that allow condensation on cold surfaces. Fixing the mold without fixing the moisture is cleaning the symptom while leaving the disease untreated.
