The Preventable Failures That Still Happen Every Winter
Despite the freeze-thaw damage cycle being entirely predictable and entirely preventable with annual seasonal preparation, burst pipes, frozen supply lines, and damaged outdoor plumbing fixtures remain among the most common and most expensive residential emergency repairs in cold climates every winter. The failures aren’t random — they occur in the same vulnerable locations every year, often in the same homes, because the seasonal preparation that would prevent them wasn’t completed before temperatures dropped.
A 2-hour annual winterization checklist completed before the first hard freeze prevents the majority of cold-climate plumbing failures that otherwise cost $2,000–$10,000 in repair and water damage remediation.
Outdoor Faucet Winterization: The First Priority
Standard (non-frost-free) outdoor faucets are the most vulnerable plumbing components in cold climates. The pipe that feeds them runs through the wall and may have a short exterior run before the faucet — this exterior run freezes when temperatures drop below 32°F if water remains in it. Winterization consists of two steps: closing the interior shutoff valve that controls the outdoor faucet line, and opening the outdoor faucet to drain the remaining water from the exterior run.
The detail most often missed: after closing the interior shutoff, open the outdoor faucet and leave it open until you’re confident the line is fully drained. Then close the outdoor faucet. If the outdoor faucet is left closed after the interior shutoff, water trapped in the pipe between the two valves can still freeze. The open outdoor faucet allows the trapped water to drain by gravity and atmospheric pressure.
Irrigation System Winterization: Compressed Air Blowout
An irrigation system with water remaining in the lines after the season ends is a system with potential freeze damage when temperatures drop. Irrigation system winterization — the compressed air blowout process — must be completed before the first hard freeze in the system’s service area. In most cold climates, this means completing blowout before mid-October.

The key timing point: irrigation winterization has a fixed deadline determined by the first expected hard freeze in your area, and delaying past that deadline — even by a few days — risks finding frozen and cracked components when the spring activation reveals damage that occurred during winter.
Identifying and Insulating Vulnerable Pipe Runs
Vulnerable pipe runs in cold climates are those that run through unheated or poorly heated spaces: exterior wall cavities with insufficient insulation, unheated crawl spaces, unheated garages, and attic spaces where HVAC runs haven’t been protected. These are the same locations where cold-climate plumbing failures occur predictably.
Walk through the home in fall specifically looking for these vulnerable runs. Any visible pipe in an unheated space — crawl space, garage, attic — that isn’t already insulated should be wrapped with foam pipe insulation (available at any hardware store for $0.50–$1 per linear foot). Any pipe in an exterior wall with inadequate insulation on the exterior side should be addressed as part of the wall insulation improvements covered in this series. Pipe heat tape (electric resistance heating cable) provides active protection for pipes that can’t be adequately insulated — necessary for chronic problem pipes in extremely cold climates.
The Vacant Home Protocol: Full System Shutdown
Homes left vacant during cold weather — vacation properties, homes between tenants, homes during owner travel — require more comprehensive winterization than occupied homes because no one is there to notice developing problems or respond to emergencies. The heating system that fails at 2 a.m. in an occupied home is noticed and addressed; the same failure in a vacant home may not be discovered for days, with freeze damage compounding over that period.
The complete vacant home cold-weather protocol: maintain heat at minimum 55°F if the home won’t be drained, or drain the entire water supply system completely for extended vacancy or if heat maintenance is unreliable. Complete draining — shutting the main, opening all faucets and fixtures from the top of the home down, flushing all toilets, and ensuring every fixture drains completely — leaves nothing in the pipes to freeze, regardless of what happens to the heating system. Reconnection and testing after extended vacancy includes checking each fixture for operation and inspecting exposed pipes for any frost damage that occurred during the vacancy period.
